Situated a bit outside the town, on a small hill next to South Beach, this is a quite luxurious residency for up to 7 sims – I’ve set it up as an old people’s home, but it could be used for any type of household and probably also converted into a hotel.

The house has has four bedrooms (two with private bath, two with balcony), a self-service kitchen and communal dining room on the ground floor, lounge/living areas on the upper floors, and a separée on the top floor where the residents can play cards all day. Everything is accessible by lift. Outside is a pool and a sun terrace as well as a little gazebo, all of them with a fantastic view over the sea. Parking for four cars in front, cars included.

This lot is sloped upwards from the street.

2–4 South Beach Drive – Multi-household lot

Three mini rowhouses in a quiet side street, each of them large enough for 2 or 3 sims but not much more than that – perfect for a three-in-one starter or for sims that aren't at home very often. All houses have a covered porch in front and back (fully enclosed, so they should be easy to convert into an AL apartments); parking for one car is next to the building. Car included.

2 South Beach Drive (the blue house on the left) has two single bedrooms and a bathroom upstairs, kitchenette on the ground floor;

3 South Beach Drive (the red one in the middle) has a double bedroom and full bathroom upstairs, kitchen/dining/living and a toilet downstairs;

4 South Beach Drive (yellow house on the right) has a double and a single bedroom upstairs, a live-in kitchen and bathroom downstairs. There is enough space to work out to the kitchen radio.

Everything I placed underneath the stairs is fully useable, I tested. All houses are fully furnished, all of them have a burglar alarm as well (sometimes not easy to see, I tucked it away underneath the stairs in one or two of the houses).

This is a corner lot. You can place one more driveway on the opposite curbside of the corner street if you want, all car traffic is on the street in front so the parked car won't block anything.

With less and cheaper furniture and without the car, this could probably be made into a starter.

This is a corner lot. All car traffic is on South Beach Drive, pedestrians walk around the corner. One car can park in the street around the corner, the car is included.

Mini supermarket with a large selection of canned foods and a few bland vegetables. Lockable behind-the-counter area, bathroom for the employees as well as a comfy chair. Phone and open/close sign are included, so this can easily be run as an owned business.

I added two more benches outside after taking the screenshots, so now there's a bit more space for sims to sit on.

Newsstand

A small store where sims can buy magazines and games, have their photo taken, and play chess outside. They can also buy "snacks" (groceries). The area behind the counter is lockable and there is a staff toilet, so this should work well as an owned business. I didn't get around to test whether the newspapers are buyable when this is an owned business -- in regular community lot mode, they're not.

This is not a corner lot although it looks a bit like one, but pedestrians do walk around the corner (from/towards the grocery store).

1 Panorama Bay / 2 Main Street – School

A schoolhouse with a little house next to it for the teacher, made to be run as a residential school. The main building has two classrooms, a small art/music room, a room where the kids can eat and do their homework (it’s close to the teacher’s kitchen, so they can cook for the kids), and toilets/shower rooms on each floor. The school has a small garden with apple trees; pupils can also play outside in the throughway that leads to the yards/parking lots of the nearby houses.

The teacher’s house has a kitchen, dining/living room and toilet on the ground floor, a double bedroom and bathroom upstairs. The bedroom has a covered balcony on the yard side; there’s a connecting door between the living room and the break room of the school.

The attic of the school building is empty and would be very well suited for an apartment for a second teacher – that’s why there’s a random double bed in there: I tested whether it would work despite the oven pipes next to it (yes it does), and left it in so that you can see which orientation it had – could be that it works the other way around too, but I didn’t test that. That’s also why there’s a lockable gate in front of the stairs that lead up there.

You can also put some more art rooms, science rooms etc for the school in the attic instead (Freetime users in particular will have a lot more kids-useable stuff than I do).

I made the classrooms so that they will accommodate a 3-tile wide blackboard centered on the front wall – the one on the screenshots is by Ailias but isn't included (it used to be on mts2 and I don't know why Alias removed it, so I don’t feel I have a right to redistribute it here. It is available on his Yahoo group though, for those who want it).


This is a corner lot. All car traffic is on Main Street, pedestrians walk around the corner. One car can park in the side street (you can put another driveway on the opposite curbside I think), the car is included.

3 Panorama Bay – Home Business

A two-bedroom house with a store on the ground floor, currently outfitted as another flower store (I guess my sims have to compensate for the crappy weather I’m giving them) but it could be used for any other purpose as well. The store has a separate entrance on the street corner, and a back room that can serve as a worksop or break room – or as another store, if you have a family of entrepreneurs (the room has a door to the garden, which could simply be declared the store entrance).

On the middle floor is a dining/living room, a kitchen and a bathroom, on the top floor a double and a single bedroom as well as a small library/study.

Please note that in the bathroom, the tile with the deco plant is unaccessible for sims – this was the best compromise I could find between the porch roof completely smashing my lot impostor and furnishing the bathroom in a useful way. (The porch roof is half inside the house, you just don’t see it – because if it stops short at the outside wall, that wall will not be rendered in the impostor. Age-old game bug.)

This is a corner lot. All car traffic is on the short side of the lot (southwest), pedestrians walk around the corner. Parking for two cars on the opposite curbside, cars included.

On the ground floor is a living room, a half bath, and a spacious eat-in kitchen with access to the back porch (with grill), on the middle floor another living/hobby room, bathroom and two bedrooms, on the top floor an open room that is currently used as workout area, a showerbath, and an empty spare room that would be large enough for a double bedroom. The double bedroom and the living room on the middle floor have access to a large balcony each.

A beachfront house that is a little bit nouveau riche, furnished for three sims plus live-in maid and butler (but you can certainly also stuff more kids in their rooms, instead). It has covered porches and balconies on the frontside with a great view over the sea, and a small garden on the yard side.

Downstairs is the kitchen, a toilet, dining room with piano, and a small bedroom for a butler or cook; on the middle floor is another small staff bedroom, two bathrooms, a lounge with fireplace that has access to a large balcony, and a library / entertainment room with built-in bar. On the top floor are a single and a double bedroom, each with their own private bathroom, and another small lounge.

Two cars can park in the yard, cars included.

One small issue I noticed during playtesting (but didn't resolve for aesthetic reasons): in the library are two bookcases next to each other; sims can't access the one near the chess set (I think the chair is probably blocking it). But since two single bookcases side to side just looked stupid, I left it like it is -- if it's a problem for you, just move or delete that bookcase.

6–7 Panorama Bay – Multi-household lot, with home business

Two houses, one of them with a microscopic home business. They're more expensive than two normal starters, but I'm pretty sure they can be brought down to under 40.000§ if you remove some of the more expensive objects and deco. Both houses have a porch and balcony in front and a private yard; the left one (7 Panorama Bay) also has a balcony on the yard side.

6 Panorama Bay (right house, white):
Small store on the ground floor, currently some sort of takeout (homemade grilled cheese?), as well as a bathroom and the kitchen. Upstairs is a double bedroom and living area, on the top floor a second (single) bedroom and a full bathroom. Includes a chess set, a TV, and a swing in the garden.

7 Panorama Bay (left house, yellow):
Bathroom and eat-in kitchen on the ground floor, small living room and double bedroom with balcony on the middle floor; the two rooms on the top floor/attic are currently unused (accessible but empty). Includes a TV, an easel and a mirror.

No parking – if you're desparate you could bulldoze the yard and put one driveway there instead. Or enlarge the lot across the road and put your cars there.

4–5 Harbour Lane – Home Business (alternate version below)


This lot exists in two versions: the one that is included with the neighbourhood, for one household with a pub (home business) in the other house, and a 2-household version where that one is a residential too. The latter is available as a separate download below. The package includes no CC, but some is required (so you need the main CC pile too).

The top-down screenshots below and the small overviews are of the default version, the large overviews of the residential version. 5 Harbour Lane (the blue and white house on the corner) is identical in both versions.

5 Harbour Lane
on the ground floor is a live-in kitchen with a tiny balcony in the yard (used for the trashcans), a small living room, and a half bath; on the middle floor is a double bedroom with access to the balcony in front, a hallway that also leads to the balcony, and a full bathroom. On the top floor are two more small rooms, one of them furnished as a single bedroom.

4 Harbour Lane -- default version (pub)
A pub on two floors, downstairs is a lounge with fireplace, some pinball machines, and restrooms; upstairs is a bar where sims can also play darts and poker. A door leads from behind the bar to the hallway in the other house, so your barkeeper sims can stumble directly into bed after work. The coffee table next to that door is meant as an espresso cup deposit, for those who play without hacks.

4 Harbour Lane -- alternate version (residential)
Furnished for a single or couple, this has an open living/kitchen/dining room with fireplace on the ground floor and a double bedroom and bathroom upstairs. The deco is kind of oldfashioned, so it might be nice for a couple of grandparents -- they'd be at hand to watch the kids, but still have their own private space.

This is a corner lot. All car traffic is on Panorama Bay (the corner street -- not the one where the car is parked), pedestrians walk around the corner.

1 Harbour Lane – Harbour; multi-household lot

Two residential units and an empty warehouse with loading dock; a walkway behind a storm wall leads to a small boat pier. Sims can go swimming and fishing here (I know, swimming in a harbour? Eww!); they will also walk into the water (since they have no idea that there is neighbourhood water on their lot) but I believe I’ve successfully blocked off everything with underwater plants so that they won’t walk in too far – behind the pier, the water only goes up to their chest, so it looks perfectly fine as long as they wear a swimsuit. But you can certainly also remove some of the plants – finally a good use for those diving suits that came with OfB =).

The residential houses are conveniently next to each other, so that you don't need to zoom around. Via a covered porch they have access to their own private part of the yard – this is where the fishing is, I forgot to mark it on the screenshot –, the pier is public.

House 1 (brick; left):
Open kitchen/dining/living room and a bathroom on the ground floor, two bedrooms (double and single) on the top floor.

House 2 (stone+white; right):
Living room, dining room, and kitchen on the ground floor; two bedrooms (one double, one single or twin), a bathroom, and a separate toilet on the top floor.

The houses each have a small basement (one room, empty). The double bedrooms of the two houses are currently right next to each other, which I heard is a bad thing for AL users (that convert this into an apartment I mean); you could solve this by giving the bedroom in house 1 a small 2-tile closet where the dresser currently is.

The empty warehouse is empty – two large rooms on two floors, with what’s supposed to be a freight elevator near the entrance. It has two, er .. platforms – I have no idea what this is called, platforms for hauling stuff up and down? –, one on the dock side and one on the street side.


Sims can swim in the sea – note that the animation of the slide is notably off (because slide and water are not on the same level); I left it in because it just looked prettier than a diving board. If it bothers you, you can just put a diving board there instead (for diving boards off platforms the animation is also off but it’s much less noticeable since it’s a lot shorter).

Please note that when you move sims in here and out again, the invisible floortiles on the swimmable area of the ocean will be removed along with other furniture. You'll need to put them back yourself (one on every floortile); they're in Deco > Misc I believe.


Kudos to Simooligan of whom I blatantly stole the idea for the little motorboat! In case you read this, here’s an idea in return: did you know that the EAxian pool lights make fantastic wall lights? I’ve only just discovered that while finishing this lot.

In case you make this a venue-type home business, note that I've used a ticket machine thingy in the motorboat (mimicking a steering device or something) -- you might want to remove that in case it confuses your customers.


This lot is sloped downwards from the street on one side and shares an underwater border with Harbour Lane 2.

House on Cod Island – Starter house

A small starter for a single sim or a couple all by its own on an island across the harbour. The house has one double bedroom, a bathroom, kitchen and living room, as well as an unfinished basement as a space reserve. The ocean is fishable (see screenshot); there's a small vegetable garden next to the house.

This lot has no road and no portals, and is sloped on all sides. Mail and newspaper delivery, as well as the NL gypsy, do work -- the mailman/papergirl materialise in their default location (which is conveniently close to the mailbox), do their business, and disappear again (as in *poof* -- like they normally do at the edge of the lot when they walk off). I've put a small pier near the mailbox so we can all pretend they come by boat (as they would have to, it's an island after all). There were no walkbys generated during my playtesting; I didn't test for strays.

Sims cannot leave this lot, neither by "Walk To" nor by car. There will be no taxi, fire engine, pizza delivery or any other cars on this lot, so your sims will have to fish and garden for food (If you order a taxi, the order is taken but the taxi never comes). This is deliberate. If you don't like it, get Inge's buyable portals and the portal revealer and season to taste. Link in post #46.

Residents of this lot will show up as walkbys when other sims visit community lots, so it's not like they can't have a social life -- my tester sims met a couple of others this way and kept in touch with them by e-mail and phone.

Note that nothing's stopping your sims from walking into the water; they have no idea that there is water on their lot. They'll hardly ever do this on their own since there's nothing interesting in the water, but if it bothers you you might want to block access with an invisible fence or some rocks and plants.

Because it has no road, you won't be able to move this lot except with the LotAdjuster. Because it is sloped, you should be careful if you do move it -- you can easily create gaps in the terrain. The front side of this lot is the one facing Harbour Lane.

House on Hammerhead Cliff – Starter house

A starter house with swimmable and fishable ocean, situated outside the town, sparsely furnished for 1–2 sims with room for more. It has an entrance-acting-as-living-room, an eat-in kitchen and one spare room downstairs; upstairs is a double bedroom, a spacious landing, and a small attic / storage room. The attic is weatherproof, it just doesn't have a window. The bathroom is in a small outhouse at the back of the house; a diving platform is accessible via a porch in front.

This lot is sloped on all sides and has no road. It has one pedestrian portal which is right next to the mailbox – mail (and presumably bills) arrives normally, the garden club member also shows up like on any other lot. Sims can invite friends, they’ll appear next to the mailbox (the guy on the nighttime screenshot is an invited guest). During my playtesting, no walkbys were generated.

Lack of a road (and car portals) means that sims can’t leave the lot by car. If you have BV (or later) they can use the “Walk To” feature (thanks May for confirming this). If they order a taxi the order will be taken, the “Where do you want to go” dialogue also pops up, but the taxi simply never comes. No car portal also means no fire brigade, so be careful.


Sims can walk into the water on this lot; they have no idea that the water is there in the first place. Mine didn't do that during playtesting (there is nothing interesting for them underwater, so they have no reason to), but it's possible. Put them in diving suits, or block access with an invisible fence or some plants and rocks if it bothers you.

Downstairs is a living room, a bathroom, and the kitchen; upstairs are two bedrooms (double and single) and a landing that provides some space for a study or hobby items. There is enough room for a diveway (normal or rotated) in front of the house, but none is included.

The starter house for the discerning sim: an elegant yet affordable one-story house with a garden that borders on the garden of the villa. Well, the parking lot of the villa to be exact but that’s still something.

It has an entrance/mini living room, an eat-in kitchen, two bedrooms (one single, one double) and one bathroom; a covered porch leads to the garden, the single bedroom has its own mini porch looking out on the corner street.

There is one driveway in front of the house, the car is not included (it only shows where the driveway is).

Institute for Deep-Sea Science

Here's where Sims go to educate themselves – a small, slightly grungy scientific institution, dedicated to the research of everything underwater. Upstairs is a laboratory, an archive/study room where sims can do all kinds of research, and an informal tea kitchen in the hallway; downstairs are a conference room – equipped for full-on multimedia presentations – where sims can report their findings to a small audience, the office of the head of the institute, and restrooms. Two balconies with an unexciting view over the neighbouring gardens provide some space to relax.

I left the mailbox and trashcan on the lot, in case someone wants to convert this to a residential lot (and also because scientific institutions do get mail, after all).
