Don't forget to Thank the creator after downloading! Use the Thanks button located above the screenshots above.
Quick Guide:

1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.

Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.

I liked how this was set up, and so far pathing seems to work well with it except for the dinging table right by the windows, I've had the occasional Sim complain about pathing to sit there, but this was easily fixed by dragging the table out by one square.

I'd also recommend adding screenshots of the pool area, as you don't really show it off that well in your preview images.

This looks like a really nice house. I really like the simplicity of it yet how stylish it looks. Nicely done

Thanks for the feedback, it's much appreciated! I never had a path problem with the dining table while playtesting the lot, but routing is 1) bewilderingly inconsistent and 2) less of a pain in my modded environment than in the vanilla game. Prohibitively depressing as the thought may be, I will consider removing Awesomemod while playtesting from now on. Ouch, very.

I have a specific question regarding picture 2: I am highly insteresting on the RED HOUSE - the idea and the concept seems original. Is this one somewhere linked?

This is the original "Sea Eagle" in Sunset Valley, one of the two houses near the beach, which are standing partially on pillars.
