I love the simple modern one-story homes in The Case Study House Program, 35 modernist homes by angel f.

Inspired by CSH #5 and an original document by the architect describing the house, I created this modern house with a similar layout. It has the advantages of requiring no EPs or custom content.

This house consists of four separate "living islands", each with a specific function, connected by an area which is open to the air but completely covered by a flat roof for practical outdoor living in a warm climate. Although the focus of the house is internal, this is not a private lot; there are plenty of views from every room in the house.

The lot consists of two public and two private enclosed areas. The building which houses the living room has several doors which open onto the loggia, for easy access to the pool, dining, and bedrooms. The building with the kitchen and dining room also has multiple doors which open near the outdoor eating area. The master suite is in a separate building near the front of the lot, protected from prying eyes by a privacy fence. The final building contains the other two bedrooms with a shared bath, along with the powder room. The loggia is currently set up for casual lounging and eating, but it's easy to arrange for an alternate use.

Designed for a warmer climate, where outside living is available for most of the year, this house is still a comfortable house in cooler climates, when the loggia cannot be used for an outdoor living space.

Although the spacious footprint requires most of the lot, there is ample landscaping. You'll be sure to get a membership to the garden club, if you can keep up with the extensive foliage. A hot tub is tucked in near the kitchen and an open carport completes the lot.

Note that some pets cannot navigate 2-click stairs, so this may not be the best lot if you have a family pet.

Foundation roof:
I used alternate maxis-supplied walls for the roof. By using foundation walls for the roof, the price of this multi-level roof is reduced substantially.

The roof cannot be deleted or modified using the traditional in-game wall tools. Instead, you need to use <ctrl> with the lattice deck tool to delete each level of the roof. Or, you can use ConvertiWall to change the foundation walls on levels 2 and above to normal walls, which can be modified using the standard in-game wall tools.

Basic Download and Install Instructions:

1. Download: Click the download link to save the .rar or .zip file(s) to your computer.

2. Extract the zip, rar, or 7z file.

3. Install: Double-click on the .sims2pack file to install its contents to your game. The files will automatically be installed to the proper location(s).
  • You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.

The house floorplan is quite interesting, but what I especially appreciate are the links to all the tools and explanations of what you did. Thanks for this.
