"Simple Modernicity: part II" is a small modern house inspired by a house called "Simple Modernicity" which I created a few years ago. It keeps the overall look and feel of the original while still being in its own uniqueness. The goal of the "Simple Modernicity" homes is to be a small, sleek and modern dwelling but going the distance when it comes to furnishings/interior designs. They are made with an open floor plan making an easy flow throughout the house and makes easy access from the front door to the back yard.

Instead of having a garage like traditional homes, the Simple Modernicity homes have the master bedroom located above the driveway making a carport which protects the vehicles of your sims.

This home is most suitable for a family of 2 or 3, or it could also be suitable for 2 roomates. Both rooms are quite large and each have a private balcony. There are 2 bathrooms; 1 downstairs and 1 as part of the master suite.
This home costs: Furnished-72,616
Lot size: 20x30

This home was made with the base game and has no CC.

Don't forget to Thank the creator after downloading! Use the Thanks button located above the screenshots above.
Quick Guide:

1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.

Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.

Thank you very much for this!
I got really tired of creating new houses, cause almost none of the premade ones suit my style. P:
Nice to see there's someone with common taste

Looks great! And I love the exterior and landscaping! But there is one problem ... lamps. Dont overuse lamps, It looks so dumb, and I dont wanna have to change them in-game.
Nice work though.
