Fully furnished house for a single sim. You could probably expand the second floor a bit to make room for another single bed, however I don't recommend it! :D

I always loved making houses with a limited budget and it's a challenge making it comfy and still not too expensive. Took some time to figure out how to build and furnish this, but I think it came out quite good.

Bathroom with shower, toilet and sink
Combined bedroom/study
Cute cornerkitchen with a place to eat for sim + guest
Livingroom with a TV + Bookshelf

Tested ingame with no trouble moving or reaching stuff.

Furnished: 16 108§
Unfurnished: 11 386§

Don't forget to Thank the creator after downloading! Use the Thanks button located above the screenshots above.
Quick Guide:

1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.

Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.

Very nice house, I am going to download it. You could perfectly live in this house with two sims, however, if you replace the single bed with a bunkbed.

When I open the .rar, it tells me that there is an unexpected end of archive, and when I try to extract the .sims3pack anyway, it says that it is corrupt! Could you please help me out with this problem? I'd really like to use this starter home, it looks adorable!

Hmm, that's strange. It works perfectly fine for me to download and install again. Have you tried to redownload? In case you might have cancelled the download before it was complete, therefore getting a broken file? Other than that I really don't know what could be wrong, since it works for me. :/

At the moment, I'm going through a "Small House" phase and this and the "Squeeze ME! Cottage" are perfect! Thanks a bunch
