This is classed as a Library lot but is a superior library than currently exists in any EA made town. This lot includes all of the amenities of a library, but also includes all skill building items (outside of those necessary to increase your athletic skill, for that there's a gym!) to allow your sims to gain promotions or prepare your sim for university by giving them the best chance for a good scholarship including a full music room. (I did not incude the Business item from university because I found no sims used it.) This also includes a children's centre which will allow them to work on their skills or just enjoy themselves while your sim increases their skills. Perfect location to spend the day when the weather is bad.

Note that the following store items are included, but are not necessary:
Wonderfully Woven Hanging Chair
Potted Bamboo Glory

Lot Size: 40x40
Lot Price (furnished): 224,325
Lot Price (unfurnished): 129,325

Thanks to everyone at The Sims 3 thread for encouraging me to upload this lot.

Don't forget to Thank the creator after downloading! Use the Thanks button located above the screenshots above.
Quick Guide:

1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.

Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.

Thanks, this is a very attractive study center; I like having all these options on one lot. I'd like to suggest a shower in each of the ground floor rest rooms, since Sims can catch fire from accidents using the invention benches or making metal sculptures. Or does this only happen on home lots?

Thanks for this tip. I've never had an issue with this happening to a sim. Is it common? I think I've seen one get singed, but never start on fire. I'll consider editing the upload to provide a source of water just in case. Thanks again!

Thank you! I'm glad you're enjoying the lot. I love this one and place it in every town I start. Always a nice place for sims on a budget to level up skills without books!
