I wanted to see if I could go cheaper with the homes - I mean cheap! What's cheaper than living on Frugal Lane? Yup, Tightwad Steet, where the homes are 10k or less. Here we have meager living, but hopefully a bit stylish as well. Furnished with the necessities, you can use these homes for your straight out of CAS Sims, or perhaps a spouse/relative that was kicked out and needs to find cheap living. With any money left over, upgrades will be easy to do right away. There is plenty of land for expansion, as well as space plotted out for that future driveway install!

This home has:
  • 2 bedrooms (master and office/second bedroom).
  • 1 bathroom (with shower).
  • Fire alarm and phone.
  • Room with desk that can be used to work from home or turned into a spare bedroom/hobby space.
  • No TV, but a bookcase and dartboard.
  • Extremely sparse landscaping to keep the cost inside rather than outside!

No CC was used, but all EPs/SPs are installed.

Basic Download and Install Instructions:

1. Download: Click the download link to save the .rar or .zip file(s) to your computer.

2. Extract the zip, rar, or 7z file.

3. Install: Double-click on the .sims2pack file to install its contents to your game. The files will automatically be installed to the proper location(s).
  • You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.

A two-bedroom with a nice, realistic layout and room for a driveway - for under 10k. Extra credit for not leaving the trash can at the curb.
Well done.

Wow! Furnished and under 10k. I love this. Great idea for a sim to stay when kicked out by their spouse.
Thank you

@ScaryRob - Thank you for the compliment on the house and the help! Haha, yeah, I try not to leave trash cans at the curb often!

@lientebollemeis - LOL, yes exactly! Those spouses tossed out can at least start out somewhere. Thanks for the compliment!

@SciBirg - Haha, so right you are! Pop a couple of those 1k mortgage bushes on it, and make it even more affordable to start even! Thanks for the comment.

@HeartDeco - Awww, thank you! That was very sweet of you to say and I'm so happy to hear you do!
