From GTA 5: Sandy Shores stores

Welcome back to Sandy Shores - now we have liquor! I found my "Sandy Shores trailers" upload incomplete without community lots, and I needed them in my own little Sandy Shores trailer park anyway, so I gathered all my courage and made an attempt to build a liquor store from the game GTA 5, and also nothing else than the (in)famous Yellow Jack dive bar. These two community lots are basically the same 3D building models in GTA 5 in-game, only the wall textures and smaller decorations are different, so I used the same building for them in TS3, too. The Yellow Jack bar is exceptional in GTA 5 because it has an interior in-game, which I tried to follow as much as I could; the liquor store can be found just behind Trevor's trailer in-game, and it has no accessible interior, so I created the inside of the liquor store by my ideas.

The Yellow Jack Inn (dive bar)

Of course it's a dive bar in GTA 5, as well, so I set it so in TS3. Only the 1st floor is furnished, and basically the same way as it is in the game, with bar, jukebox, darts and pool table - I left the 2nd floor to your own decision how you want to furnish and use it: a gambling den, a meth kitchen, or anything else depending on how you play (and what EPs you have). The lot will generate a Mixologist NPC, of course.
Lot size: 20 x 30
Price furnished: 71,052
Price unfurnished: 40,076

Roxie's Liquor Store (nectary)

I wanted a real retail liquor store for TS3, so I have chosen the nectary type of lot (World Adventures EP) with nectary register, nectar racks set to "buyable" (but not tasteable), and there is a separate room for a nectar maker machine as a service for sims who want to make their own nectars here. I furnished it with an intention to keep it as authentic to the world of Sandy Shores as possible - you can buy even ice cream here for Wade. The 2nd floor is unfurnished here as well, leaving it to your decision how you want to use it. - The lot will assign one of your already existing townies to become the nectar merchant.
Lot size: 20 x 30
Price furnished: 56,451
Price unfurnished: 36,292

No CC, no Store content, no stuff packs, no spawners on the lots. Necessary EPs: World Adventures, Late Night, Ambitions, Generations, Seasons, Showtime, University Life, Island Paradise. *Edit: User feedback: they work smoothly without Island Paradise, its few objects will be replaced by proxy ones.

Lot Price (unfurnished): 36,292

Don't forget to Thank the creator after downloading! Use the Thanks button located above the screenshots above.
Quick Guide:

1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.

Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.
