Wow, this is fantastic - whenever I try to build starter homes they're always a little too expensive. This is a brilliant design for a starter home! I'm moving some Sims in straight away!

Re: water in the basement, this is because you placed the lot too close to the waterfront. Move it up the hill ... sim basements aren't waterproof.
