To install a lot you just need to unzip the downloaded file to anywhere you want. Then, double-click it and the game launcher should open. Now, on the launcher, click “Downloads” and you should see the lot in a list. Check the box next to the lot you want to install and click install.
I don’t know if there’s any other way to install it, but this is how I do.

Most items belong to the “Storybook” set: the two armchairs, the table clock, the two curtains, the dresser, both wall and table lamps, the statue (“Statue of an Unknown Seamstress”), the sink, the 3-tile sofa and the two end tables.
I also used the plasma TV and the vase from the “Bayside” set, the shrub plant from the “Ultra Lounge” set and the treasure box from the “Hewnsman” set.
It costs a total of 1075 Simpoints, but not all items are essential .

Love the real life house and currently making one in my game, your mansion is great size and great but shouldn't it feel bigger since it is one of the biggest houses ever? other than that I like the landscaping and surrounding grounds.
