Great idea! What it needs to be a real success, however, is for Maxis to implement the dorm doors for apartments.

I had to try it. Basically, the person can claim the door and lock it but then once someone knocks on the door and they answer they door unlocks itself. Plus, the other sims can still just walk in the sliding patio doors of course.
Well, everything has it's problems doesn't it?
I actually think this would be a great home for a large/multi-generational family.

I modeled these after the apts I live in... only these are nicer and there is no penthouses where I live.

Nice job. For some reason, I hate making places for sims to live, I just like making sims and breeding them. I live in Florida too, I am in Lakeland, between Orlando and Tampa. Bleh, Lakeland is so boring!
