Hey everyone!
Right after uploading Fisher's Island, I started working on several other terrain maps, but I haven't quite gotten the results I was hoping for yet. And since I was busy doing whatever this summer, I kinda forgot about them, so I thought I should probably upload something I'm already happy with.
This terrain was requested by Peni Griffin for her amazing Land Grant University, and I thought I might as well just create a proper download page for it, so here it is!

The road network was designed with the purpose of establishing a university on it, however, you may use it for whatever other purpose you may have in mind.
The terrain is noticeably above sea level by several Sim-meters, so there is a height difference (riverbanks/ raised embankments). However, there is an area right at the tip, as you can see from the image above, where you should be able to place down a few beach lots if you want.
The terrain was made with a specific request in mind, and that is to ensure that all build-able areas were flat to avoid any issues with lot placements.
Also, for this terrain, you probably won't need a camera mod to navigate through the neighborhood view, as I've played Peni's wonderful university, and all lots, even those placed at the edges, could be reached perfectly fine without a camera mod. However, in case you do want a camera mod for more flexibility, then I would recommend you get Tom Duhamel's flexible neighborhood camera mod.
And last but not least, as usual, enjoy! Share with permission first! And credits too! DO NOT, I repeat, DO NOT UPLOAD TO ANY PAYSITE OR TSR, because they don't deserve it! MUWAHAHAHA! Feel free to give me feedback in the proper section, for any feedback is appreciated!
