It's completly unfurnished. I have the UNI EP, but I don't think any of the design is EP required. Worse case you might have to change one or two of the wallpaper and/or floor tiles. (Which most people do anyway once they download a new house.)

i thought houses built based on the uni ep will crash on comps without the ep?

I am still new to uploading my houses here. I have the UNI EP myself, so the house I built are built on that system, and some if not all will require the EP to function. I will include that in my discriptions from now on, to prevent any confusion.

Some of my more basic houses, with no furnishings may work without the EP. But this design had ALOT of extra things my Basic Houses don't. (Alot of landscape in this one.)

Sorry for any confusion.

It's very pretty; the tiled mosiac floor is an awesome touch. Great job!
