GENERAL INFORMATION: 'Basically Modern' is a three bedroom, two bathroom modern residential lot on a small 20 X 20. It was built with patch 1.67. The underground garage makes more room in the front yard. The home includes all the essentials (kitchen, living room, dining room and a study). I've turned most of the basement into a gameroom, although you can add or replace things to make it into whatever you wish. I hope you like!

I didn't use too much store content this time around. The only items needed for the exterior of the home are the windows. The bathroom window, if you don't have Roaring Heights, can be replaced with a small, circular window. The lot also looks fine without it, but I was trying to make it realistic. Any items you do not own will be replaced with items you do own, as they are not included with the download. Like always, I didn't use any third party CC.

Don't forget to Thank the creator after downloading! Use the Thanks button located above the screenshots above.
Quick Guide:

1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.

Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.

Flawless taste - never thought about styling a kitchen like this, the black and white combo is beautifully executed. Love the house!

Thanks! I actually found that pattern in the wood section. I thought it would be great for a backsplash, later on, with some recoloring. I think, now that I've discovered it, that I'll use it frequently to get the right backsplash in my kitchens.

Wow, wood section! Never thought about looking there. Agreed it's perfect for a backsplash. Thanks for the tip!
