This is a nice, luxury home on a small lot.
I love nice houses for my sims, unfortunately though, the bigger the lot the less enjoyment I get from playing. Not much fun when you have a gorgeous large family home but it takes your sims a year to actually move around a day.
Alas I'm bitter due to my lack of a decent PC.
Nonetheless I thought other people may share this feeling and decided to spend some time making a small, but very nice (<i> in my humble opinion</i>) house.
And even if you have a spiffy computer that runs the sims flawlessly (*jealous*) you may even like this for your humble families who just need a bigger place and are saving up the good-old fashioned kaching-free way.
Maybe it's just wishfull thinking that I'm not the only one with enough free time to do that. Hehe, but I do like to keep some sims cheat-free if I can manage.
It's not as well furnished as I'd like it to be, but I was trying to keep the costs down to make it more realistic for your none-cheating sims to afford.
Also I wanted to give it the more fixer-upper feel by making it a little dated so that your sims have something to spend their money on (I do so love having them re-decorate) and have a chance to make their mark on the place.
Or of course you could just motherlode and go kit the place out perfectly, probably to a much higher standard than I could. *grin*
Anyways without further ado I shall introduce the house!
<b><u><center> All About the House </b></u></center>
<small><center> aka 'the pitch' <small><center>
This is a small 3-bedroomed house. They're all very large and can all easily fit a double bed in, or a couple of children. Or even just be used as skilling rooms for your single sims.
The master bedroom is slightly larger and the other two are of equal size.
There are two spacious bathrooms, although slightly grungey at the moment could easily be renovated by a loving sim. One is upstairs is large and houses a seperate bath and shower. The downstairs one houses a bath only and is a fair bit smaller but still has everything you could need.
There is a fully fitted (if not slightly dated kitchen) and breakfast nook, but it's perfectly liveable until you can afford something slightly more to your Sims tastes. There is also a utility room just off the kitchen which could easily be turned into another downstairs bathroom if needed.
There is also a seperate dining room with two large windows which make it a very light and pleasant room.
A study and a large living room complete the downstairs and allow enough space for a growing family to spread out and not be on top of each other.
As for decoration, most rooms are fully furnished. The upstairs needs a bit of TLC because, other than the master bedroom the other rooms are unfurnished. The bathroom is unfortunately showing it's plasterboard but leaves plenty of options open such as tiling, painting or wallpapering.
As for the outside, there is a back lawn which could easily be locked from neighbours and a small, converted driveway in the front garden.
This house would be a perfect addition to any neighbourhood and being fully play-tested I can vouch for it's playability.
