Hello everybody!
This my first Lot i really spent a lot of time in and my very first upload here on MTS. I know that my gardening skills aren't that great but i think i did a good job on it The Lot is fully CC free. But all 2 EP's and the 1 SP are needed though i may not have used parts of them. It contains some beauty failures cause of the Edge Stairs and foundationgarage tricks by Cygan

It is fully furnitured and features following rooms and stuff:
1 Bedroom
1 Childroom
1 Bathroom
1 Kitchen
1 Diningroom
1 Livingroom
1 Study and Art room
1 Extra Toilet next to the Kitchen

a nice and colored garden with a Pond, that is lit at Night


a Veranda with Barbecue

a swing and a sandbox with slide for children
a garage with access from the kitchen
a nice little heart made of flowers

Prices are:
Furnitured- 112,872 Simoleons
Un-Furnitured- 54,002 Simoleons

This Lot is inhabited by an Old man called Hans-Peter Sniepel and his granddaughter Miriam Stenzel. Miriams parents died in an tragic car accident as she was a little baby and risen by her grandfather whose wife died a year before the accident happened.
(Those sims are not included!)
