This small residential estate is the solution to your problem! There's 3 units on the estate, each fitted as a 1 BR 1Bath home, each with it's own private garden. You get to control and choose where the roommate Sims live. The estate also offers a communal area fitted with a pool and a BBQ area, so the roomies can hang out whenever they feel the need.
The estate houses a full house - 8 Sims, and it's child friendly. There's a dedicated area to store bicycles, so that these don't clutter up your yard.
I found EA lacking of nice terrain paint, so I downloaded some for this build. I will provide links to the creators of the terrain paint CC. Maybe you find something else you really like!
If you don't want CC, please note that it won't change the overall structure/décor of the estate, but it will change the aesthetics a lot.
