The Niota is a Sears Home from 1911 pictured here: Model No. 161. I took the liberty of modifying the floor plan a little to accomodate sims. I wanted a starter house that was an older style that would work well for a family. I have a tendency to build big and try to cram in too much stuff, so this was a challange for me to get it down under $20K. It has no landscaping and no extras, but it's a lot of house.

Features:
2x2 lot
$19,911
3 bedrooms
2 baths
living/dining/kitchen
full "daylight" cellar (basement)

Furnished with the basics:
double bed
refrigerator
kitchen counter
bookshelf
easel
chess set
two chairs
toilet
shower
sink

This lot was scanned with Clean Installer and is free from any hacks.

Additional thanks:

I used plasticbox's tutorials: Bigger Attics and Observations on basements to build this lot, which made it possible to make more house for less money. Many thanks to plasticbox!

I would also like to thank Numenor for his BaseGameStarter *PRO* program that allowed me to build the lot compatible to the base game.
