Young Mr.Grace House
Medium size Mansion. Lot size 4 x 4 . Price: 109.686
Hall, living room, kitchen, study, 3 bedrooms, 3 bathrooms. Partly furnished.
This is an excellent opportunity for starting millionaires to enjoy the comfort of a classical type house combined with all the benefits of modern, state of the art building techniques.
Upon entering, notice the stylish hall with the two L-stairs leading to a spacious landing.
Downstairs is the livingroom, bathroom, a large kitchen and a study.
On the second floor you’ll find two bedrooms with bathroom and one extra bedroom. As an extra there's a cute little observatory at the top floor. In short: A splendid opportunity for the starting young entrepreneur to obtain a wealthy looking house. With its price of 109.686 and a measly 13.301 kb set-back of your precious disc space, truly a bargain.
Special features:
This house - build on a foundation -, has a completely inside hall, with the L-stairs next to the adjoining room’s walls. In this case, the drawbacks of such building technique was limited to the first floor, thanks to the SimsExile method that was used instead of the MikeInside method, which would have given gaps on the second floor where they’re much more difficult to conceal.
The unavoidable “holes” have been filled in with base-game elements that go with the house and leave the new owner the choice to either further decorate with the suggested items, or items of their own choice.
This house is 100% hack free and made of 99 % base-game content!
Several cheatcodes were used to build this house, but have no effect on gameplay and will only be necessary to use again if things are being altered on the firts floor, close to the stairs:
“boolprop SnapObjectsToGrid true/false” to make objects free to move, and
“move_objects on/off” to place objects on top of each other.
The only objects that are not Sims2 base-game are the square windows on the sides and back of the house: Le petit trinanon collection

The following items are not necessary to download but advisable if you would like your house to show up with the pictured items, intended for camouflage purpose. But by all means, feel free to decorate with your own in-game stuff!
Suggested items, included in the lot:
From ReflexSims:

Poetic painting (part of Poetic Set – don’t forget the mesh, livingroom page 3)
Rug ( teko_minore_rug.package - bedrooms, page 3, Minore bedroom)
For the decorative drawers; these are a part of "kitchenset 01" by Solander, from:

Install Instructions
1. Download: Click the download link to save the .rar or .zip file(s) to your computer.
2. Extract the zip, rar, or 7z file.
3. Install: Double-click on the .sims2pack file to install its contents to your game. The files will automatically be installed to the proper location(s).
- You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.
