tested: no. see more details below about testing.
furnished: sparsely, and cheaply, but it's good enough to sustain one sim. no electronics (excluding fridge)

There are two "buildings" in the lot, a bathroom cavern and a two room cave.

The cave is heavily hidden with trees, so you may want to delete the trees around the cave if that will bother you.

The lot is an island that is connected with a round bridge i made that you can see here:


the waterfall can be fished in if you have seasons (or should be able to be fished in) because the water isn't terrain paint. it's real.

THINGS THAT NEED TESTING:
if it really only needs nightlife (which means you must only have nightlife)
if you can use the items (i used some snap objects to grid a few times)
if you can fish in the waterfall.
