SquarePoint - a Federal Modern Manse

This house has been play-tested. Everything should work and be easily accessible for your sims - the Burbs thought the house was terrific! There are two files to download for this house: The Sims2Pack download file - which has been thoroughly cleaned with the Clean Installer, and the EXTRAs file - sharable things that either wouldn't stay in the Sims2Pack or I couldn't find a working link to use for you to go get it yourself.

MAIN FEATURES:

• Lot size: 50X20 (5X2)

• Around 2,000 sq ft covered living space - 3 bedroom, 2.5 bath, sunken livingroom with custom fireplace, formal diningroom, kitchen, loft master suite, reading nook, backyard living space, single car garage, all enclosed in a brick privacy fence with classic landscaping.

• Around $161,471 simoleons - I say "around" because I have extensively re-organized my build/buy catalogues and, in doing so, re-priced most everything. I don't know if this will effect the cost in your game or not. If it does, maybe your Sims qualify for a huge tax break? Inheritance? Or, it's their turn to win the lottery?

• The spacious Master Suite, the only rooms upstairs, features a balcony overlooking most of the house. And, along with the private designer bathroom, there is a sitting area with a flatscreen TV and game console.

• Furnished - Kitchen appliances, bathroom fixtures, lights, carpet, tile, wallpaper, etc., and all the furnishings your sims should need to be happy.

• Sunken living room - with grand piano - features floor to ceiling 2-story Windows (by Numenor!)

• A large formal dining room (seats 6 comfortably) is located right next to the kitchen

• Wired for cable/TV

• Need a pizza for the moving crew? The Phone is installed and ready.

• Alarm systems included (Invisible - for both fire and burglar)

• Energy efficient Natural gas

• A light color scheme with lots of different blues going on, and featuring textured ceilings throughout

• Federal style brick exterior with 2-story windows and glass entryway door.

• Beautiful Wrought Iron stairs.

• Stained wood floors and stairs (by iCad!)

• Quality Maxis wall-to-wall carpet in many rooms.

• Welcoming courtyard fountain at the entrance.

• Side garage with mail delivery and garbage pick-up away from the front door. (Paper is delivered to the front stoop.)

• Mature landscaping: tall hedges, flowers, roses, birch shade trees, and a pretty mid-biscus.

• A very private and stately residence - Federal style with modern flair.
