At the request of Chelssee at Sims2Community, here is a medium-sized neighbourhood terrain.

It includes lots of space to place lots of all sizes, including farmland and beachfront property.

Best viewed with Gunmod's camera mod

Included are all files needed to see the terrain in the catalog, as well as all four .png terrain type files (lush, desert, dirt and concrete).

To install, unzip and place all files in My Documents/EA Games/The Sims 2/SC4Terrains.
