Hi there! I give you: Oak Haven - a mini residence, level 3, which means 100 tiles.

Just under 20.000 simoleons, a beginner lot.

It's alle open plan - except for bathroom, of course

As I wanted to keep it within a beginners budget, there's not a lot of garden - only a bare boned back yard with a hedge and the rest is just grass, so your sims will have to dive into the subtle art of developing a garden on their own.

For a mini residence, it's quite spacious. It has a roomy kitchen/dining area, a living area with that all important television we can't live without and there's an office space + the sleeping space which is a bit elevated from the rest of the house.

Furnished, a seen in pics: 19.992, so 8 simoleons to spare - your sim better get a job fast
Unfurnished: 7.894 - gives you the shell, but everything neccesary to make it a home has to be bought and that means: everything.

Lot size: 20x15.

No cc

Several packs ect. were used. You can dl it without alle the packs and add-ons, something from the pics will just be missing when you install the lot. Don't let that keep you back! If you're like me, you'll probably be making your own changes to the house anyway
