Priced at $18,228, this adorable brick mock Tudor leaves $1,772 in your budget so you won't be house-poor.
This little brick home was based off this gorgeous Seattle home which I found last night. It was a great excuse for me to try putting 3 different roof pitches on one home.
It was a huge challenge to get this one under $20,000, especially with the all-brick exterior and wood flooring. Only Maxis-items were used, no custom content. (I didn't cheat!)
Only the downstairs (great room, kitchen, living room, 1 bedroom, 1 bath) is currently sparsely furnished. There is enough kitchen, bathroom, skills, and sleeping stuff to get your brand new Sim single or couple going. As they progress in life, they can update the home. There is room upstairs for an additional bathroom, 2 bedrooms, and loft, and there's a dugout basement (you add walls and floor) to use as you please.
Further, there is ample room on the 3x2 lot for an addition, and/or a 1 or 2 car garage. There's room for a garden, an orchard, or just a nice deck to grill on.
This is truly a home that will grow with your Sims needs.
I'm making a fixer-upper version of this home, and a version which has already been fixed up and made really beautiful. I linked to the other one from this one so you can see the potential that lies within if your Sims are handy at painting, flooring, and etc.
This house was made with Nightlife, University, Seasons, OFB and you will need them to play it.

- You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.
