I was browsing the web for modern house designs... ya know, like you do When this one caught my eye - with the Headline: Ultra-modern Kitsilano cube house listed for $8.9M This incredibly contemporary, uber-cool cube house in Kitsilano has been listed for $8,998,000 - making it the top-priced new Vancouver listing of last week... (click through to read the rest of the article and see some interior pictures.) After a bit more research I found out the house was built in 2017, designed by Tony Robbins, an award-winning architect, and originally listed at $14-million. I also found a few 'concept' designs and partial floor plans.
SOLD! I was hooked. I gotta sim this one!

Here is some of the "research" I used to 'sim' this house:

I do think my version has an extra floor? I read that it had 4 stories; so the sim-version has a (story 1) basement, (story 2) 1st/ground floor, (story 3) 2nd floor, (story 4) 3rd floor, plus the rooftop patio. But I think maybe the realtor counts the rooftop as story 4? If so, then my 3rd floor doesn't exist in real life.

Also, I think the RL ceilings are higher - so that the 3 internal stories (not the rooftop) take up as much height-space as 4 sim-ceiling height stories. Does that even make sense? LOL! I'm 'eyeball' measuring from the RL window placement. ...However, after dealing with TS2 modular stairs for a while - I decided to take the easy way and not CFE-in taller ceilings.

So, you get an extra floor in this house - and a few added windows too. Because, unlike real sunlight, in TS2 - sunlight can NOT be reflected about through the skylight and down the stairwell to light up the inside of the cube... It sounds like an awesome feat though! I bet in RL, the natural light inside this house "galvanized cube" is amazing. *sigh*

Yes, the window placement in the Master Suite is accurate. There are more reference pictures HERE in this article. As the bathroom is a fully enclosed room, your sims should not have any shooing/privacy issues. My test-sim is single; so I cannot speak for a couple's reaction.

Be sure you put this house somewhere with a nice view! If I lived here, I would spend all my time up on the roof - beautiful!

Please scroll through all the above pictures to see everything this house has to offer. The house is fully furnished and lightly decorated. All appliances, plumbing and lighting are included. Every floor has a telephone, centrally located by the stairs. The two 1st-floor/entrance doors have burglar alarms. The stove and grill both have smoke alarms. There is no fireplace included - the three turquoise/floral tiles on the 1st floor indicate where the fireplace should go. I couldn't find an exact match for the RL fireplace; but, I really like the one I found (shown in picture 17_DinRm) It is hkaw's 2 tile version of the Torch fireplace at Sims2Artists.

This is a clean copy of this house/lot; no sim has ever lived here. The package has been cleaned with Mootilda's Clean Installer.

There is parking for six vehicles: two in the garage, and four on the driveway.

Possibly used but NOT included - so, you may need to GO get it:
--- I use the Lifestyle Build Bundle wallpapers/floors ALL the time. (If you followed that link, it's the second link in the top post - extracted from Lifestyle Stories by Argon @ MATY) This 'bundle' lives back in my Bins folder so it doesn't have the CC star. If you ever enter one of my builds and find it has blank/unpapered walls/floors, it is because I used ones from this bundle and forgot to mention it. So, either substitute the wall/floor of your choice, or go get this bundle and re-install the lot (from your lot bin.)

Lot Size: 3x2
Lot Price (furnished): $154,504

Standard mods I use that are not necessary nor included - but were probably used whilst building/photo-ing/prepping this house for upload...
I use Niol/Moi's Roof Shader for brighter roofs
And, HW/Honeywell's A Little Greyer: Roof Trim Defaults
Then, if it's a Bespoke Roof recolor - it will be THESE adjusted versions by The Llama Park/Tumblr that you see used in the pictures.
(However, what you get in the packaged file, will either be the plain EA roof or the straight, un-modified Bespoke roof from the set here on MTS2.)
Maranatah's White Wall Top texture replacement
Moo's Turn On/Off Lights
Menaceman's Lunatech Lighting Fix
BeosBoxBoy's no-red-pause-mod
Nopke's Go Under Spiral Stairs mod for proper spiral stair usage
And, of course, everyone needs Numenor's CEP and SEP!
I also use FRAPs to take in-game pictures, and PhotoShop to clean/collage said pictures.
And, I highly recommend using gummilutt's Invisible Medicine Cabinet to add features to any mirror - as per her policy, it's not used or included in this lot.
