Welcome to Big Island!
This is a map I created for my project (which I'll probably put on MTS for download in the future) but I thought I'd share the terrain itself. You can place beach lots in many places and it's flat terrain so it will be good for building.
The terrain is quite flat and low so I recommend NOT building basements.
You need a camera mod to see the whole map without any problems. There are a lot of them on the internet so you will probably find something that suits you best.
Installation
After extracting the .zip archive, you will get 'Big Island.png' file and 'Big Island.SC4' file. Put them all in Documents/EA Games/The Sims 2/SC4Terrains. This directory may change, but you have to reach the "SC4Terrains" folder!
