Stone Starter, Nicely Furnished, $19,637

This little stone starter house is nicely furnished for 1 or 2 sims. It sits on a 2x2 lot. At only $19,637, you will have enough simoleans left over to start that garden and call the garden club. But if it doesn't have the accessories you want, you may have to sell something to buy something else (do this the first day to avoid depreciation).

You can fish in the pond, but may have to click around a bit to find a fishable spot. It is large enough to start a family...but with only 1 bathroom available, your growing family will soon want to move to a larger lot and house. The lot has been playtested (a clone playtested). It plays well with walls up or down, and the tall items do not block easy access to things behind them.

The bare house (with wallpaper and floors, but without furnishings and landscaping) is under $8000--should you want to strip it to go cheaper.

I built it from a neighborhood with all the Maxis packs, but am not sure which I actually used in the house. In any case, you probably need all the exapnsion packs plus Mansion and Gardens as they change the lot save characteristics.
