After giving up on the world I was creating in CAW I decided to just save copies of the houses and abandone the world untill I'm regain interest in it. But untill then here's 'Grove Cottage', one of my world's few starter(ish) houses.
Grove Cottage is an ambitious little house, it aspires to making any small family feel at home. This darling little home has a lounge/front room, a kitchen come dinning room, a bathroom and also a sunroom on the ground floor. Both the lounge and the kitchen have working fireplaces, so your sims will be able to stay warm and cosy in the winter, while the sunroom will give them somewhere to enjoy the summer indoors. Alternatively your sims can make the most of the summer on the back patio and seating area, or even in the small yet colourful garden.
The sunroom can be used all year round and even has a tv in it so that sims can enjoy the sun and a good catch up with the latest dramas on tv, should they not fancy to watch tv whilst curled up by the fire on a cold and snowy day.
Upstairs the house has two bedrooms, capable of sleeping 4 sims in total, and a landing which can double as a reading nook should you decide to remove the chest of draws and add a bookcase and armchair instead.
Lot Info:
The house is situated on a 20 by 20 lot which costs 36,667 Simoleons fully furnished, or 22,301 Simoleons unfurnished. It was built with only basegame content and there is no cc used. Should your sims want more space for gardens or extensions to their beloved little corner of the world then the house and its 20 by 20 lot can always be moved onto a larger lot with ease.
I hope you will enjoy my more recent attempt at a 'starter home' maybe one day I'll be able to build a starter home which sticks to the single sim's starter budget, or maybe not...

Install Instructions
Quick Guide:
1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.
Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.
