I have always liked making houses for myself so I thought I would try my hand at sharing them.
I have decided to make a collection of houses based around the sort of new build estates you get frequently in England.
I do not mean to say that the architechture of the houses is the same, just that I want to build a set of houses all fit for similar purposes and with similarly decorated interiors and a similiar 'look' to their exteriors.
1 Sunshine estate is the first in this set.

It is a relatively small house but the rooms are a generous size considering the price and it does stretch across two floors. I wanted the house to be compact but still functional and I think I have achieved this. I also wanted quite an open feel which I think again has been achieved through features like the arch connecting the lounge and the kitchen and the fact that the dining space, whilst it is separate from the kitchen is still directly attached to it in the same room.
I also wanted to use the sapce upatairs well, particularly ensuring that all the rooms were accessible via a hallway rather then sims having to walk through each others' bedrooms to get to the bathroom because that just doesn't make sense to me XD
There is a small amount of landscaping but I wanted to leave it relatively blank to give people a chance to put their own stamp on the lot by doing their own landscaping for example adding a pond if your sim is an angler or adding a patio and a pool if they like throwing pool parties etc etc.
Ok so now what is actually in the house:
Rooms:
Lounge
Kitchen/Diner
1.5 Bathrooms (Downstairs WC and Full Bathroom Upstairs)
Single Bedroom
Double bedroom
Entrance Hall (only a small space so not really a room but the front door does not directly lead into the living space)
Amenities:
Fire Alarm above Cooker
Driveway
The lot size is 20x15 and this includes plenty of room for additional landscaping and whatnot. The prices are:
Unfurnished: $15,723
Furnished: $18,443
So it is not strictly speaking a starter home.
Finally I would like to point out that whilst I have not specified any expansion packs as being required for this lot there are a couple of things within that are from EPs but they can be easily replaced. These are:
Dining Table: Seasons
Desk: Seasons
Painting above Desk: Island Paradise
Archway between Lounge and Kitchen: University Life
Bathroom Sink: Late Night
The lot has been played by me in game with a small family consisting of two parents and a toddler and I can confirm that there was no angry stomping going on.

Install Instructions
1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.
Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.
