Hello simmers!
I return to you today with something new and long overdue:the fifth installment of Sunshine Estate!
Ok so maybe this isn't all that different from previous installments but I like it nonetheless. This is not quite a starter, it's a couple of grand over but it's still pretty affordable if you didn't wanna cheat to get it. It is fully furnished so would be a starter home if you got it unfurnished and then put in your own furniture and leave bits out until you could afford them. This one story not quite starter home with 2 bedrooms but potentially a third because you could easily turn the crafts room into a third bedroom and put all your skilling stuff in with the lounge as there is plenty of space for it. Even if you didn't want to do that though, I think you could fit a family of 4 (or maybe even 5 with bunkbeds) in here quite comfortably.
There is a slight difference between this house and previous installments and that is the lack of entry hall, but it works anyway. Aside from that, the layout is similar with an archway between the living room and dining room and the dining room is integrated into the kitchen with a half wall separating the spaces thus giving a small house an open and light feel and as always the decor is contemporary with a homely feel.
There is little landscaping as usual so you can put your own stamp on the lot and there is currently no driveway here but there is space for one in the future should you want one.
So then enough blabbing, the rooms are:

Main Bathroom
Master Bedroom w/ en Suite
Single Bedroom (space fror extra beds)

Install Instructions
Quick Guide:
1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.
Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.
