Here we are a basic, CC free dorm large enough to house a decent amount of students.

Three floors, twelve rooms on each.

On the first floor, you have the phones, kitchen & dining.
On the second, you have the library, and both bathrooms.
And the third floor has a main lounge room.

The only real issues that happen are occasional crowds in/at the bathrooms, and possibly some lagging due to the amount of sims in the dorm. It'll actually take a couple days to fully fill itself with townies!
