This is one of the modern Community Lot buildings from Sims 3 Town Life Stuff.
Mr. Crunchies Fitness (Gym) in Sims 3 is a 3 x 2 Lot; I have changed this to a 3 x 3, due to being unable to build on the second tiles close to the perimeter and have added a little landscaping.

Ground Floor: Treadmill Area, Rear Exit, Foyer, Gent's Rest Room and Pump Iron Area.
First Floor: Dance Class Area and Ladies Rest Room.

Lot Size: 3 x 3
Price: $97,185

There is no custom content in this version of Mr. Crunchies Fitness (Gym).
Mainly furnished with Open for Business, Seasons, Freetime, Apartments and Kitchen and Bathroom Stuff.
Formatted in Mansion & Gardens.
