Here is a cosy little cottage for the first-home buyer. Reasonably priced at 18,902, with all the necessaries, this unique property is irresistible. The varied tones of blue and light woods are restful, yet audacious.

The approach to the A-frame passes a pleasant little garden, and there is plenty of potential for more landscaping on the rest of the lot.

The front door opens directly into the living area, with a washroom near the back door. Through an elegant arch, a spacious hallway leads to the stairs. Two large bedrooms open off this hall, and each has a private door into the main bathroom.

Upstairs is a mezzanine level. A small area is set aside for a third toilet, should this be wanted, and there is room here for parties, a studio or more sleeping space, as desired. A sliding glass door opens off the mezzanine onto a balcony at the rear, a perfect spot for stargazing.

The floor plan is very accessible, with everything at a glance. Basic Maxis furnishings are provided for up to three residents. If the upstairs is not in use, very little panning will be required.

There are fewer upstairs windows than I would have chosen, but it keeps the price down, and you can always add more if it's in the budget.

Just a note - people with Seasons will be snowed upon if they go upstairs - there is a hole. People without Seasons should have no trouble, except that ceiling lights cannot be placed on the mezzanine level. On the upside, there is plenty of natural light!

I played this house for about ten sim days, and found it very convenient. There is no custom content.

Thanks are much appreciated, and constructive feedback is welcome.

Enjoy!

A big thankyou to MTS2!

Updated info - I have found out that the boolpropping around the staircase doesn't close up the outside walls properly, and I think there is also a glitch at the balcony end with one of the sections of attic wall. Since I don't want to rebuild the house entirely to fix both these issues, I will leave it up as is. Use floor lamps at night upstairs, and enjoy the breeze!
