Small and cheap starter house with garden, furnished for 1–2 sims, with a spare bedroom. There's enough space for one rotated driveway in front of the house.

Additional living area on the upstairs landing. All basics included, plus a stove, a mirror, and a small stereo. If you remove some of the more expensive items (stove, burglar alarm; perhaps the desk in the hallway) and swap others for cheaper ones (dining table, bookcase) I think it shouldn't be difficult to get this below 15.000§.


This lot is shrunk with Mootilda's LotAdjuster (v1.1) – you can easily expand the lot with that if your sims want more outdoor space.
