Cute little "beach house"-type house on a 1x2 lot, furnished for 1–2 sims, two spare rooms, with room for a driveway in front.

1 x double bedroom
2 x single bedroom (empty; the one next to the kitchen is perfect for a nursery)
1 x bathroom
1 x kitchen/dining
1 x living room

There is a tiny sun room with access to the the yard that has just enough room for a chess board, and some additional space on the landing upstairs. All basics included plus a chess board, a mirror, a dresser and a stove.

Playtested in the Base Game with no hacks, for about a sim week – everything works and is accessible as is.

This lot is shrunk with Mootilda's LotAdjuster (v1.1, available here on mts2) – you can easily expand the lot with that if your sims want a bigger garden.

The roof recolour shown in the screenshots is by Neveah223, I got it from ESB but Neveah has removed all her uploads from there. It is not included with the lot but I'm attaching it as a separate zip (hopefully it's the correct one -- with roof recolours I can never tell which is which ..), since it's not available elsewhere.
