A compact family starter for 6 sims that will be affordable for two adults and four children or teens. This has a fully useable basement – all of the inside walls are regular walls (not foundation), so the light remains functional and the walls will collapse in walls-down view. The basement rooms have sunlight, as well.

1 x double bedroom
3 x single/twin bedroom
4 x bathroom (2 furnished)
1 x kitchen/dining
1 x living room

It is quite sparsely furnished due to the very limited budget, but there is still room for additions – the kids' bedrooms have space for desks or dressers, the upstairs landing could be used for an easel or desk, and the double bedroom also has space for a dresser. Two of the bathrooms (one private, one on the main floor) are also still unfurnished.

The upstairs twin bedroom can easily subdivided (just like the bedroom/bathroom on the other side) if you prefer that each of your sims have their own bedroom. The single bedroom in the basement would have room for another bed, it would also work very well as a hobby room.


Built on the smallest lot I have (16x18), so it can be rotated in any direction on every other lot. Playable from at least three static camera angles.

Prices given below (F = Furnished; U = Unfurnished) are when placed on a regular 20x30 lot.
