Sandpiper Cottage is a contemporary beach house with 4 bedrooms and 3½ baths. Outside are a 2 car garage, a beach gazebo with an arched bridge, lots of gardens and planters, multi-level terraces, hot tub and a small citrus grove.



On the 1st floor is a living room, a billiard room, a beachside family room, kitchen and dining room, powder room, and the master suite. The living room has a fireplace, lots of seating and a stereo. The family room has a seating area, potted palm and a bar. The dining room has seating for 6. The master suite has a double bed, a walk-through closet, a vanity and a full bath. You can access the hot tub and beach from the master suite. The dining room also has views of the beach and ocean. Up the spiral stairs to the 2nd floor . . .



At the top of the stairs is a TV room with seating for 4 and a video game. The TV room overlooks the family room below. Down the hall are 2 bedrooms and a full bath. Both bedrooms have a closet, a desk and 2 single beds. Up the spiral stairs to the 3rd floor . . .



At the top of the stairs is an office with a desk and a door leading onto a terrace overlooking the ocean. There is a bedroom with a double bed and a walk-in closet. There is also another full bath on this floor.

I had the Happy Holidays SP installed, but did not use anything from that SP. You should use the Clean Installer when adding this lot to your game.
