Are your family values bigger than your wallet? This 5 bedroom, 4 bath house is priced at 45,677 furnished, sleeps 8 Sims + two cribs and is perfect for a large family that is established financially, while not incredibly wealthy.
There is a total of 7 beds in this house, one double and 6 six singles, plus a nursery with two cribs, so technically it can hold more Sims than the game allows in a lot. I use awesomemod's story mode, which requires unplayed Sims to have enough bed and crib spaces before it will allow them to breed or move into a house, so I built this house to satisfy that requirement while staying under 50k. Awesomemod also allows 'overstuffed' houses (more than 8 per lot), so this house would also be suitable for that. If you don't use awesomemod and don't need that many beds, you can easily delete the second single beds from each bedroom, giving you more space in the rooms, or the front bedroom on the first floor could be changed into an office space.
First floor features open plan living/dining and kitchen. The kitchen has a snack bar that opens into a small den/office, with computer desk, easel and toybox. This den has a sliding door leading to the back porch.
Master bedroom with en suite bath also has a sliding door to the back porch.
The first floor also has the nursery and another bedroom, and a bathroom with hall access.
The second floor has two bedrooms, both with en suite bathrooms, and a large study/play area for the kids.
House features covered porches in front and back, driveway space for two cars, with a side entrance by the parking area, and a small patio in the rear. There is space to add a vegetable garden, and room in the yard to add swings, etc, if you like.

Install Instructions
Quick Guide:
1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.
Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.
