Birchwood - Basegame 1950's styled home
I have decided it was my time to give back to the community. So here is my gift you.
I happen to love houses that were built in the 1900's to the 1950's. This was based off of a floor plan I saw once, but have been unable to find again. It features a simple layout and very spacious living area, for the time period. The kitchen/dinning had to be adjusted to better suit Sim life. Originally two separate rooms, a lot of play time, and watching the painful act of cooking in one room, and eating in another, bothered me. So, they became an eat-in kitchen.
By my personal preference, I have not furnished this home. However, this lot comes with the basics, counters, plumbing, and appliances.
The house was built as a replacer to the Monotone, which is a 20x30 corner lot. And, it happens to run a little out of a single Sims funds, it plays better with a couple, or small family, as it features two bedrooms. This was more designed as a starter for couples. and small families.
Furnished: $18,153
Unfurnished: $18,046
I used very minimal CC, so you'll need to grab a just few things, if you don't all ready have them.

Install Instructions
1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.
Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.
