Bijou Family Living (BG - No CC)
Originally conceived to meet the needs of some of my own Sims, I realised this house might also fit the bill for a few other players. Space is at a premium in my island 'hood so the house is on a 1x2 lot. My Sims wanted 3 double bedrooms, and they didn't want to spend a lot of money. Ideally it should be under §20K. Well after a few attempts and some excellent suggestions from contributors to my Creator Feedback thread, this is the result. The house is base-game-compatible and CC-free, and it costs §19,768. Inside it feels surprisingly spacious.
So what do your Sims get for their money?

- Fitted cooking/food preparation area with counters, a cooker, a fridge and a sink

- 4 Dining Chairs

- 2 Double Beds
- Sofa
- Wardrobe
- Bookcase
- Bathroom Mirror
- Front Garden
The house comes with 2 double beds and a crib. It will comfortably sleep 6 or 7 Sims but, if your family is that big and you only have §20,000, you may have work a day or two or sell something else to get the money to buy beds for all of them.
Typically I see this house being placed in a high-density suburban street with similar houses on either side. This is the reason for the paucity of windows in the side walls; in a typical situation they would just give a view of a blank wall two meters away. Worse still, if the windows matched up with the house next door, your neighbours could be looking straight into your room. I feel that modern planning regulations wouldn't be keen on this. There are a couple of windows in the side walls, but only enough to ensure that every room has some natural light. Most of the windows are at the front and the rear of the house.

If people are interested, I'll try to produce some similar small 2-storey houses to make it easier to make up a convincing looking street.
Part of the original remit for this house was that there must be room for a hot tub or love tub. There are lots of Romance Sims in my island 'hood and they all want a love tub. The picture below shows how one fits comfortably in the balcony area. You have to use the MoveObjects cheat to place the tub, probably because it is so near to the lot edges.

I believe I have included all the essentials for a family moving in, but some compromises had to be made to keep the price below §20K. Once your Sims start to earn some money I'm sure they'll want to make some changes.
During play-testing my Sims only experienced one routing problem inside the house: in the upstairs bathroom Sims had difficulty getting past each other. I have christianlov's No Bathroom Privacy hack so several Sims can use the bathroom at once. There may not be a problem if you don't use this hack, but if you do experience problems, you could add a second door next to the bath. (I'd hate having more than one door to a bathroom, but Sims seem to like it!)
If you don’t have a baby or toddler, the nursery could be used as a single bedroom, most likely for a child.
One oddity I noticed is that, when I imported this lot into my normal game and placed it in the neighbourhood, the price of the lot mysteriously dropped by §72 to §19,696. I have no idea why this should happen, or if it happens with other EP combinations, but, if it does happen in your game, it leaves you §304 out of your §20,000, which is enough to buy the cheapest single bed, very useful if (for example) Albany and Goneril Capp have just moved in with their brood. Two of the siblings will still have to double up in a double bed, but I believe this is perfectly possible in an unmodded game, provided they both wear pyjamas and they have a reasonable relationship. Whether Desdemona has to share with Hal or with Miranda I leave up to you (and them!). If you don't benefit from this unexplained price drop, then your Sims may have to sell something, or one of them will have to nap on the sofa until the first wage packet comes in.
If your EP's allow it, the front garden is big enough for a game of catch. I have joandsarah77 and her Sims to thank for testing that.
Quality Control and Neighbourhood Safety
The house was built in a Sim-free building base game hood using Any Game Starter. Copies of it were play-tested by different families both in a base game AGS 'hood and in my normal game (Double Deluxe plus Open for Business), but no Sims have ever lived in the original. It is therefore as safe as I can make it to use in your game.

Install Instructions
1. Download: Click the download link to save the .rar or .zip file(s) to your computer.
2. Extract the zip, rar, or 7z file.
3. Install: Double-click on the .sims2pack file to install its contents to your game. The files will automatically be installed to the proper location(s).
- You may want to use the Sims2Pack Clean Installer instead of the game's installer, which will let you install sims and pets which may otherwise give errors about needing expansion packs. It also lets you choose what included content to install. Do NOT use Clean Installer to get around this error with lots and houses as that can cause your game to crash when attempting to use that lot. Get S2PCI here: Clean Installer Official Site.
