Small, well-furnished beach-style house, party-friendly, ideal for 3-person family (no EP, no CC)

In a nutshell, this house is my first attempt at uploading something ultra-functional (full-featured) and convenient for gameplay while still being pretty. It is completely clean (packaged with no Downloads folder).

It has 2 bedrooms and 3 bathrooms, designed to accommodate a couple with a teenager. With a spacious outdoor pool area and roomy front room, it's especially ideal for Sim families who like to throw frequent house parties.

The house is well-lit and fully decorated, and furnished with everything a Sim family could find useful, plus some extras besides! Smoke detectors, burglar alarm and phones are all present and accounted for. I've taken care to ensure that the house is easily navigable. The smaller bedroom is a little cramped but there's unlikely to be much Sim traffic there and it's fine with only one Sim moving around in the room.

A sandstone terrace wraps around the front and side of the building, with the front terrace overlooking a small garden and the larger side terrace serving as a pool/bar/BBQ area with hot tub and dartboard. The side terrace also opens onto a backyard, which contains a swing-set.





The terraces connect to an airy front room through four open archways.


It functions as a multi-purpose kitchen, dining and living area and shares a bathroom with an indoor carpeted living room, situated off the front room through glass double doors. A small alcove at the back of this room contains a piano while another at the front is set aside as a reading nook.

The two carpeted bedrooms are attached to this living room. Both bedrooms have en-suite tiled bathrooms. The smaller bedroom overlooks the garden at the front of the house and contains a double bed, dresser, mirror, bookcase and workdesk. The bedroom at the back of the house is slightly larger and contains a double bed, armoire, dresser, mirror and loveseat.
