Finally, I completed a Community Lot!
I've wanted to do a Community Lot for a long time, but I never seem to be able to come up with an idea. While playing with my near empty town that I use just for building, the idea hit me to combine some of the rabbit holes into the center spot normally vacated for central park. So, that's what I did.
On the lot, you'll find;
The Grocery Store
Theater
Diner
Business Building (x2)
Spa/Salon
Book Store
Police Department
Restaurant
Playground
BBQ Area
Chess Board
Picnic Blankets (You'll need to bring your picnic basket!)
Bathroom Facilities
Nursery (See notes)
Sleeping Facilities (See notes)
All of the rabbit holes are completely usable. You can delete the one's already in your game and your Sim will use these ones. I've fully tested this to make double sure. BEFORE you delete them however, make sure you'll be comfortable playing with this lot, as it's quite large and *may* lag some PC's. (Please note: I completely tested this lot and it didn't lag BUT I have no Sims in my town except my testing Sim. I'm not sure if this would have significant difference).
It's designed to go where the park normally is as it's on a 64x64 lot at 210 Main Street.
Furnished it's $616,715 (I told you it was a big lot) lol
Unfurnished (hardly relevant) is $75,908
NOTES:
If you look at the top down pictures, you'll see where I have marked "building 1" and "building 2" to bring them to your attention. Reason being, I didn't really decorate these buildings. Building 1 (on the lower level) contains a nursery and a few beds for those sleepy Sims and also a TV and couch. All other levels are empty and do not have connecting stairs. They are easily converted however, if you wish. Building 2 is pretty much the same. Empty levels except the lower level contains bathroom facilities. Again, not overly decorated. The reason I did this, is that it's a big lot which may play slow on some computers. It plays just fine on mine and I had no issues, but I wanted to keep it as minimal as I could in those buildings which really are only there because those facilities are necessities.
In regards to the Business Building. There are two and the reason, quite simply, is because they fit nicely in each corner lol. I was going to build my own building in one spot but I honestly couldn't think of a use for it. Maybe you're more creative than me and can do that if you don't like two Business Buildings on the lot.

I used guatla's Authentic Brick patterns which are NOT included in this download. If you want building 1 and 2 (I think. Can't remember what I used on that one) to look just as they do in the screenshots, you'll need to download it from here. Thanks guatla!

Install Instructions
1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.
Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.
