The feature of Breeze II is one of the master suite is a sunken bedroom on top of the garage. 
It has 2 master suites, 1 bedroom, 1 1/2 bathroom, open kitchen, dinning, living area, a swimming pool, a 2 car-garage.
I have played it, copied it to library and place that copy on another lot, doesn't seem to have any major problem, only that around the edge of the lot is slighty higher but it doesn't cause any issue. You can see it in one of the screenshot.
The items I used from the TS3 store:
Entrance door
Living room: sofa, bookshelf, coffee table
Dinning room: the screen
Master bedroom on ground floor: double bed
Sunken master bedroom: wall lamp
Bedroom: single beds
Deck: Dinning chairs
Furnished: 110,243
Unfurnished: 74,975
