Basic appliances included: lights, toilet (expensive), tub, fridge, kitchen sink, trashcan, phone, burglar alarm, smoke detector, bookshelf. Enough room for a carport.
Expandability: Adding a basement isn't very hard (stairs leading down from where the trashcan is standing now).
Note:
If you get an "expansion pack data required" error upon installation, using Clean Installer should help. Apparently this is a known issue (not specific to this download), see this thread describing the problem and this post (daysies) explaining the workaround.
