Basic appliances included: lights, toilet (expensive), tub, fridge, kitchen sink, trashcan, phone, burglar alarm, smoke detector, bookshelf. This house also has a coffee machine. There's enough room to add a carport.

Expandability: Quite easy, you can add rooms to the side of the kitchen and spare room (the front porch would need to be modified).

Note:
If you get an "expansion pack data required" error upon installation, using Clean Installer should help. Apparently this is a known issue (not specific to this download), see this thread describing the problem and this post (daysies) explaining the workaround.
